Opportunity brought the idea together

AVA Ventures grew from a genuine interest in Zanzibar, its property market and the extraordinary potential visible across the island.

Through several visits to Zanzibar, time spent exploring different parts of the island and continuously following its property market, one thing became increasingly apparent: there are remarkable opportunities — but some of the most compelling are simply too substantial for one individual to pursue comfortably alone.

Unfinished hotels. Exceptional coastal properties requiring investment. Developments that had stalled before reaching their potential. Well-positioned land capable of supporting something distinctive.

Seeing these opportunities first-hand led to a simple question:

Why limit the opportunities we pursue to what one person can achieve alone?

That question became the foundation of AVA Ventures.

AVA Ventures is based on the belief that collaboration can provide access to opportunities that may otherwise remain beyond the practical reach of an individual investor.

But collaboration is about more than combining capital.

Successful property and hospitality projects require different capabilities at different stages — property knowledge, negotiation, legal and financial expertise, architecture, construction, interior design, hospitality, branding, technology, operations and project management.

Few individuals possess all of those capabilities.

AVA's role is to bring together the opportunity and the people capable of contributing to it.

Some partners may provide capital. Some may contribute specialist expertise. Some may participate actively throughout a project. Others may prefer a predominantly financial role.

Different strengths. Shared opportunity

AVA is not being developed as a remote property venture managed from thousands of kilometres away.

The intention is to establish Zanzibar as AVA Ventures' first operational base, with AVA directors physically present on the island and actively involved in sourcing opportunities and overseeing projects.

That presence matters.

Being on the ground allows AVA to continuously follow the market, inspect properties, develop relationships, meet owners and agents, work with local professionals and contractors, monitor projects and respond quickly when opportunities or challenges arise.

It also provides participating partners who may live elsewhere with something particularly valuable:

representation on the ground where their project is actually happening.

AVA's objective is not to arrive in Zanzibar believing everything should be done from outside.

Quite the opposite.

Successful projects require strong local relationships.

AVA intends to work with appropriately qualified Zanzibar-based professionals, contractors, property specialists, hospitality operators and service providers while complementing that local capability with the experience, expertise and resources available through the wider AVA partner network.

Local relationships. International experience. Shared capability.

 SELECTIVE BY DESIGN 

AVA is not intended to become a high-volume property acquisition business.

The objective is to remain selective.

A property should earn our attention because something about it is exceptional — perhaps its location, existing structures, development potential, circumstances or the possibility of creating substantially greater value through thoughtful execution.

Equally important is knowing when not to proceed.

Every prospective project must ultimately make sense on its own merits. Where appropriate, legal, financial, technical and commercial due diligence should help determine whether an attractive property is also a viable project.

AVA would rather wait for the right opportunity than pursue the wrong one simply to remain active.

Zanzibar is the beginning of the AVA Ventures story, not necessarily its limit.

The immediate focus is to establish the network, strengthen AVA's presence on the island and identify property and development opportunities capable of becoming successful individual projects.

Over time, the same collaborative approach could potentially be applied to other locations and opportunities where AVA develops sufficient knowledge, relationships and capability.

But growth should follow experience — not precede it.

For now, the focus is clear:
