How the private partnership model works

A Smarter Way to Acquire Property Together

AVA Ventures is built around a simple idea: private partners can come together to co-purchase high-potential real estate and participate in its growth, income, and long-term value.

Some partners may choose to play an active role by contributing insight, expertise, or strategic input. Others may prefer a more hands-off approach and participate only through the purchase itself and the agreed project outcome.

Both forms of partnership are welcome.

Our model is designed to create a clear and structured path for private partners who want access to carefully selected property opportunities in Zanzibar without being forced into a one-size-fits-all arrangement.

Two types of partners

Active Partners

Some partners wish to contribute more than capital. They may assist through planning, design, branding, budgeting, sourcing, hospitality thinking, due diligence, or other forms of strategic or practical support.

Passive Partners

Other partners may be too busy to collaborate directly. They may simply wish to participate in the co-purchase of a selected property and share in the project’s revenue or broader economic outcome in accordance with the agreed structure for that opportunity.

AVA Ventures is designed to accommodate both.

A partner may participate through involvement, through capital, or through a combination of the two.

How Partnership Works

AVA Ventures does not operate as one broad, undefined pool. Each property is treated as a separate opportunity with its own purpose, structure, and participation decision.

1. Opportunity Selection

We identify properties with strong potential for acquisition, completion, renovation, repositioning, or tourism use.

2. Project Review

Each opportunity is assessed for location, condition, value-creation potential, cost profile, and operational path.

3. Private Project Presentation

Approved prospective partners receive a private opportunity summary setting out the project concept, intended use of funds, and proposed participation framework.

4. Partnership by Choice

Partners are free to choose which projects they wish to join. Participation is considered on a project-by-project basis.

5. Separate Project Structuring

Each opportunity may be ring-fenced within its own project structure, with its own documentation, rights, obligations, and reporting framework.

6. Acquisition and Improvement

Where a project proceeds, capital is applied toward acquisition, completion, renovation, fit-out, compliance, preparation, and launch.

7. Ongoing Partner Visibility

During active phases, partners may receive progress updates, spending summaries, charts, milestone reporting, and visual updates where practical.
