CURRENT OPPORTUNITIES

AVA Ventures did not begin with the idea of building a partner network and then going to Zanzibar to look for opportunities.

The opportunities came first.

During previous visits to Zanzibar, a number of compelling property and development opportunities were identified first-hand. Since then, the market has continued to be followed closely, both from abroad and through local property contacts, networks and ongoing research..

Those experiences also highlighted something important.

Some of the most compelling opportunities require substantially more capital than would be practical for one individual to commit to a single project.

Rather than limiting the search to smaller properties that can be pursued personally, the question became:

What if the right people could come together when an exceptional opportunity required greater financial capability, experience or expertise?

That thinking became an important part of the AVA Ventures strategy.repositioning potential, and well-located land suitable for a variety of development concepts.

Some represented the kind of opportunity that does not appear every day: strong locations, substantial existing development or unusual potential at terms that deserved serious consideration.

By bringing together carefully selected partners, AVA can potentially consider opportunities that might otherwise be beyond the comfortable investment capacity of an individual participant.

The benefit is not only greater access to capital.

An unfinished hotel may require construction and hospitality expertise. A beachfront property may need architecture, design and repositioning. Development land may require planning, finance and project-management capability.

The right opportunity can therefore determine which partners, skills and resources should come together around it.

The fact that an opportunity has been identified does not automatically make it an AVA project.

Before being presented for participation, each potential project must undergo further investigation and appropriate due diligence. Property and lease rights, legal status, location, condition, development potential, costs and commercial viability all need to be properly considered.

Some opportunities will progress.

Others may be rejected.

The objective is not to pursue every opportunity — it is to be ready when the right one appears. 

AVA will generally not publish identifying details of properties currently being investigated on the public website.

Until an opportunity has been appropriately secured or protected, information such as its precise location, ownership, asking terms or other identifying details may be commercially sensitive.

Suitable opportunities can instead be introduced privately to prospective partners as they progress through the assessment process.

The opportunities are already being found. AVA is building the capability to pursue the exceptional ones.
